Kimley-Horn has served as the Principal Planners and Engineers directly responsible for overseeing all planning and engineering activities on the Thomas Ranch, a 14,000+ acre, multi-jurisdictional property in south Sarasota County. Approximately 8,000+ acres of the Ranch were annexed into the City of North Port, with assistance from Kimley-Horn, with the remaining in unincorporated Sarasota County. The property also spans 3 utility franchises. Activities on Thomas Ranch include annexations, Comprehensive Plan Amendments, rezonings, development plan approvals, infrastructure design and permitting, stormwater master planning, utility master planning, and the development of the West Villages Improvement District, a special purpose local government set up through the Florida Legislature to fund public infrastructure improvements.
