Surrounded by Lavon Lake, the Princeton Peninsula area in Texas has a variety of new single-family homes in neighborhoods like Bridgewater, Branch Village, and Tillage Farms. Over the course of more than eight years, Kimley-Horn has played an integral role in developing this area for new residents, providing the following services for Lennar Homes:
Our team coordinated with stakeholders—including the Texas Commission on Environmental Quality, City of Princeton, Culleoka Water Supply Corporation, Collin County, Texas Department of Transportation, and Federal Emergency Management Agency—for services ranging from sanitary sewer and water agreements, construction plans, Letter of Map Revisions, and offsite water and sanitary sewer improvement plans. As of 2025, we’ve worked on (and are continuing to work on) entitlements and construction documents for multiple clients across roughly 50% of the overall Princeton Peninsula area—continuing our collaboration with government agencies.
Consistent Partnership for Integrated Neighborhoods
After developing an initial 2,200 residential lots for Lennar Homes, we worked on developing more lots in phases: first 500 additional lots, then 1,150, and an additional 500 final lots in 2024 for Lennar. The expansion also required sanitary sewer infrastructure and utility improvements—including installing nearly 4 miles of gravity sewer main ranging in size from 10″ to 36”. Additionally, we added an arterial road, roundabout, collector road, and turn lanes to serve the various surrounding neighborhoods.
Across more than eight years, we have partnered with Lennar to develop nearly 4,500 total residential lots on the Princeton Peninsula. The utility and roadway improvements have also benefited an additional 2,000 lots that Kimley-Horn developed for other clients and projects—further increasing living spaces and community connections within this northeast Texas city.
