Broadway Plaza

Kimley-Horn led the planning and civil engineering for Macerich's redevelopment of the Broadway Plaza shopping center in Walnut Creek, CA.

Originally opened in 1951 in Walnut Creek, CA, Broadway Plaza is an iconic open-air shopping center that has served as a dominant retail destination for the East Bay market of San Francisco. The 67-year-old center recently underwent a significant revitalization with the addition of new retail, expanded parking, enhanced pedestrian spaces, and better traffic access.

Renovation & Expansion

Kimley-Horn led the traffic and parking planning as well as the complete site civil engineering for Macerich’s redevelopment of Broadway Plaza that refined more than 500,000 square feet of retail space. The thoughtful expansion preserved the property’s considerable appeal while adding more opportunities for retailers to bring their best concepts to Broadway Plaza.

After the demolition of more than 200,000 square feet of existing floor area and two parking garages, the center—anchored by Nordstrom, Neiman Marcus, and Macy’s—added 315,000 square feet of new retail space, parking structures, storefront facades, new finishes, and refreshed outdoor amenities. With traffic already a high concern for Walnut Creek residents, improving access and parking was at the top of the priority list for this project.

Kimley-Horn’s services spanned over several years and phases of the project, and included total site improvements, complete street right-of-way improvements for all public streets within and fronting the property, traffic and signal design, grading and drainage, site-specific stormwater management, ADA-compliant precise grading, coordination of dry utilities and lighting, and coordination of landscape design.


A major sustainability initiative for the project was stormwater treatment. Kimley-Horn planned and designed creative solutions for stormwater treatment facilities for the entire site, including various Low Impact Development measures that are seamlessly integrated into the overall design of the shopping center. Other key sustainable elements of the project include on-site solar panels, efficient LED lighting, habitat restoration, recycled materials from demolition used to create paving and roof surfaces, and drought-tolerant landscaping that will reduce water usage.

The redevelopment of Broadway Plaza was awarded LEED Gold certification.
